NATIONAL LIEN SERVICES LLC TERMS & CONDITIONS
NATIONAL LIEN SERVICES, LLC, an Arizona Corporation (hereinafter referred to as "NLS"), provides research, clerical, and related legal document drafting services for the preparation and purpose of creating and serving lien related documents in accordance with the following terms and conditions:

We are not attorneys. Period.
Although we create legal documents related to your company's lien or bond claim rights, we are not attorneys, nor do we represent ourselves to be legal professionals. We do not offer legal advice, services, or direction.
We aren't mind readers. Period.
We rely on you to provide accurate project data. Any false, omitted, or misleading information renders NLS, its agents, affiliates, and partners harmless for any resulting litigation.
Basically, we trust you.
We believe the information you give us is true and accurate. Questions about timeframes or lien amounts should be directed to a construction attorney.
We aren't skip tracers. Period.
Please pay your invoices on time. Accounts past due 45+ days will incur $75 monthly late fees. Questions? Email billing@nationallienservices.com.
General Conditions
- NLS is not a law firm and will not provide legal advice.
- NLS represents clients professionally and ethically during data validation.
- NLS does not guarantee public data accuracy.
- Clients appoint NLS as a limited agent for document execution and service declarations.
Document Preparation
- Requests must be made via the online portal. Email is discouraged.
- Client must provide:
- Customer name, address, phone
- Jobsite name and address
- Scope of work
- Start date or estimated date
- Estimated job cost
- Attach supporting documents (e.g., Job Info Sheets, Prelim Info Sheets).
- Allow 10 business days minimum for processing. Rush fees may apply.
- NLS will obtain additional info from public and private sources as needed.
- Client must provide accurate information for proper document preparation.
- NLS may refuse service for incomplete, fraudulent, or unverifiable info.
Indemnification
- Client holds NLS harmless for claims from service/document errors.
- Client agrees to represent NLS if legal action arises from faulty documents.
- Documents do not guarantee payment.
- NLS is not liable for losses from use of external software tools.
- NLS provides documents via email and the online portal to clients in good standing.
- Client holds NLS harmless for third-party software risks (e.g., IP issues, legal violations).
Payments / Good Standing
- Accepted payment terms:
- Standard Net 20
- Quick Pay Program (QPP)
- Time-of-service payment
- Good standing excludes clients with:
- Nonpayment
- Forgery/fraud
- Unauthorized document alterations
- Submission of false information
- Clients not in good standing forfeit portal and document access.
- Late fees: $50/month per overdue invoice; waivers at NLS discretion.
- Returned check fee: $75 + any bank fees incurred.
